Mericle Commercial Real Estate Services has purchased a 10.02 acre parcel from the Scranton Lackawanna Industrial Building Company in Jessup Borough and will construct a 96,000 square foot flex building there on speculation.
Mericle purchased lot 8 along Alberigi Drive in the Jessup Small Business Center and will begin site work for the building this winter. Steel will be erected this spring and the facility will be ready for tenants by early fall.
“This sale demonstrates the confidence that private investors have in our region,” said Austin J. Burke, executive vice president of SLIBCO. “Mericle’s commitment and investment in Lackawanna County sets the stage for job creation.”
Jim Cummings, Mericle’s Vice President of Marketing said, “Our new building has a very flexible design and will be well-suited for office, distribution, and manufacturing businesses. The building will have an attractive, architecturally designed front with many windows and will be able to be subdivided in 6,000 square foot increments.”
Cummings said the building will feature ceiling clear heights in excess of 30 feet, 15 loading doors, one drive-in door, energy efficient T-bay lighting fixtures, energy efficient gas fired unit heaters and a high-density sprinkler system. The building will also have abundant parking on-site for cars and trailers he said.
The Jessup Small Business Center is a 132-acre business park developed and owned by SLIBCO. Mericle and SLIBCO have partnered on successful projects in the past including the development of two speculative flex buildings in Keystone Industrial Park, a 140,000 square foot speculative flex building in Jessup Small Business Center and a 62,000 square feet office building in the Glenmaura Corporate Center.
“We have had a very successful long term relationship with SLIBCO and The Scranton Plan and we look forward to working in partnership with them to make sure we have a variety of spaces available,” said Cummings.
SLIBCO is the not-for-profit industrial development arm of the Greater Scranton Chamber of Commerce. SLIBCO has completed 357 development projects for a total of 20 million square feet. These projects represent more than $637 million in new real estate investment within Lackawanna County. For more information about SLIBCO, visit www.scrantonchamber.com.
